SYLVANIA WATERS




Completed 2012

1Our aim was to undertake significant alterations and additions to our clients existing home and to create a unique single story dwelling designed around family and entertaining.
The brief involved new living, media room, dining and kitchen area which all opened out onto an expansive undercover deck. New ensuite, powder room, main bathroom and bedrooms were also included. The house also had the addition of a new roof structure and an internal courtyard.


2Extensive alterations and additions to an existing mid century brick home combined with a short program were met by the team. Attention to detail and coordination from the most minute aspect to the overall finished product were key attributes for the team on this project. The result is a design driven yet technical development that achieved beyond what was expected.

3The clients were pleased how their vision for a dramatic yet family friendly home came to life.

LUSSO TAPAS




Completed 2012

1The brief: A mix of old and new design, to compliment the Mediterranean flavours and cultures of the menu design and food the perfect couple! Lusso Tapas is a mature venue with stylish edge. Inviting guests to dine and indulge in a comfortable setting, where dining on the Tapas Bar is welcomed and lazing around the banquet is encouraged!

2Design features such as back lit Wine Cages from floor to ceiling to mask the walls, complimented the black concrete floors and penny mosaics. Streetscape dining on a stainless steel bar alongside a recycled brick wall, each selected individually from a brick yard, some from graffiti buildings, some from burnt down houses; to achieve the desired effect of “aged and edgy” were some of the design features brought to fruition by Technical Works and their passion for attention to detail.
An extremely tight program to work over the holiday closure period as well as the constraints of working within a shopping complex presented us with many challenges through out this project. Working hours, deliveries and subcontractors coordination all had to be specifically and tightly programmed and executed perfectly. This project didn’t come with the flexibility of a normal “residential project”. Working within an existing building envelope of a shopping centre and coordinating with its own existing services was like working on a jigsaw puzzle and piecing it all together.

DOUBLE BAY




Completed 2011

1An award winning exclusive new residential development situated in Double Bay. This project presented a rare opportunity for Technical Works to construct a unique and spectacular new home for its occupants.
The 3 Bedroom high end family residence includes bathroom, ensuite, living/ dining, library + family rooms, outdoor plunge pool and outdoor entertaining area.
The clients were heavily involved from the initial concept and had a strong belief in what the brief was. The clients continued to be involved throughout the whole development and construction process.

2A dramatic 3 storey sandstone rockface at the rear boundary of the property presented challenges early on during construction. The sandstone wall was cut back by one man and restabilised by shot-creting. The sandstone was replicated by a stone craft specialist back to its original appearance.
The dwelling also presented many challenges for Technical Works – in its design, tight time frame and program and construction details – in particular an in situ formed concrete wall running the entire length to one side of the dwelling.
A narrow block and restricted site access also presented its own set of challenges for the on site coordination of services, trades and deliveries. Strict programming and the ability to foresee potential issues to arise ensured that the duration of the construction program was relatively smooth.
Our knowledge and experience allowed this high end residential home to evolve from concept to realisation.

BLAKEHURST




1With the focus closely once again on family – this expansive family home combines the clients desire for multiple entertaining area with their need for private retreats and spaces. The development consists of 4 bedrooms, formal and informal living and dining areas, detached family studio, wine room and upstairs internal courtyard.

2With the dwellings floor area covering over 400m2 over 2 storeys on a site just over 1000m2 the challenge of this project is the sheer size and scale of the project. Attention to detail played to Technical Works strengths, for example there are over 20 pieces of customised joinery items being constructed for this project.

3The clients approached Technical Works to construct their dream home following the success and reputation from their earlier developments such as “ The Esplanade” – South Hurstville. Technical Works removed the anxiety and stress normally associated with residential construction out of the process.

SOUTH HURSTVILLE




Completed 2010

1“The Esplanade” – a residential development in Sydney’s south. Works included new dwelling, extended family unit, in ground pool and extensive landscape works.
The residence included 4 large bedrooms, ensuites and bathrooms and multiple indoor and outdoor living spaces. While the brief was to deliver a high end family home it was imperative that, as with our all of our projects, the design integrity and architects vision were maintained, enforced and delivered – and this project was no exception.

2A bridge like structure and its stairs connecting the 2 upper floor wings was a distinct and unique feature of the dwelling that required a high level of detailing and engineering.
This development also featured a high level of finishes and details making this dwelling an individual and prestigious development for Technical Works to work on.
The large scale of both the site and the scope of works involved in this project was a challenge that Technical Works enjoyed undertaking and it was our experience and high attention to detail that allowed this project to be elevated to one on our most coveted projects.

3Many of our new clients refer to “The Esplanade” as a precedent for their own development. The Esplanade is a key example of Technical Works’ ability, fine attention to detail, and craftsmanship. We are proud that so many of our new high residential projects have stemmed from this key project.

HURSTVILLE GROVE




Completed 2010

1A unique and expansive family home, this new 2 storey residence included 4 bedrooms and home office. Its ground floor entertaining areas were all connected to one another as the emphasis was on family living. It also incorporated a detached garage.

2Situated on a corner site bound by 2 busy roads had its advantages as well as its challenges. A high level of finishes and extensive detailing and coordination were executed by our team. This project was delivered on time and our clients were thrilled with the results.

SOUTH CARINGBAH




Completed 2008

1A multiple level family residence located in Sydney’s south included numerous living and dining areas and in ground swimming pool. Like many of our projects the brief was based around family and entertaining.

2The sloping nature of the site meant that a basement garage was incorporated. The slope also meant that access and delivery to the site had to be carefully coordinated.

3As one of our earlier projects this project was a precedent for many of our clients as a bench mark of the quality and attention to detail they have come to expect and that we have become known for.

THE GROSVENOR, KENSINGTON




1A distinctive and sophisticated 4 storey development, located just 6km south east of the Sydney CBD, The Grosvenor consists of 11 apartments, featuring 1 and 2-bedroom units and a designer penthouse. Each of the 11 apartments in this architecturally inspired building are supremely spacious and all feature large balconies or private courtyards.

2The high level of quality in the selected finishes and fixtures make this development one of the most prestigious multi unit developments Technical works has had the pleasure to construct and we look forward to delivering such a design driven project

KINGSFORD




Completed 2008

1As a multi residential unit development located in Kingsford this development presented us with the opportunity to not only construct but also be highly involved in the project management of this project. The project consisted of 9 units and basement car parking.

2The site dictated a high level of coordination between services and trades. Management of the various contractors was crucial in the smooth running of the site and the delivery of a high quality development. A tight program also presented the challenge of ensuring that this project finished on time.
Technical Works key strength is foreseeing the tasks ahead and factoring in all variables that may be presented along the way throughout the construction phase of the project.

3Technical Works also has many years of valuable hands on experience and knowledge that ensured that this project had its resources utilised to the full potential.

RAMSGATE




1Featuring 26 units and 3 commercial spaces over 5 storeys as well as 2 levels of basement, this project is one Technical Works is extremely excited to be a part of.

2Situated on Rocky Point Road, a road that receives high volumes of traffic every single day, the site is presented with many constraints – bound by existing buildings on either side with no side setbacks we rely solely on the street frontage to Rocky Point Road for all access and deliveries. Parking Clearways in place also mean that our concrete pours have to be tightly scheduled and coordinated.

1 Another family orientated development this expansive dwelling combines unique design while effortlessly fulfilling the requirements of everyday family living. Designed over 2 levels this brick and clad modern dwelling consists of 4 bedrooms plus study/retreat, formal and informal living areas, in ground swimming pool and extensive landscaped areas.

2The site, with relatively easy access is not without its own set of challenges. A sewer line running diagonally across the site means that an extensive level of detail, engineering and coordination must be maintained – in particularly during the early stages of this project. We are once again looking forward to combining our years of experience and knowledge to this project.
